Routine inspections are conducted every 14 weeks. After each inspection you will receive a detailed written and photographic report electronically. If any issues are identified, tenants are notified directly and a re-inspection is scheduled within 10 days.
Owner disbursements are made on the 15th and the last business day of each month. A comprehensive financial statement is provided at the end of each month clearly itemising all income, fees, and expenses.
Rental arrears are monitored daily. From day one tenants receive SMS and email reminders. From day four we make phone contact. At day 15 a formal breach notice is issued under the NT Residential Tenancies Act. You are kept informed throughout.
Under NT legislation that commenced January 2021, tenants are permitted to keep a pet by giving written notice to the landlord. If you wish to object you have 14 days to do so in writing and must file an application with NTCAT. Pet bonds are not permitted under NT law. Body corporate rules still apply.
At no additional cost we can manage and pay water rates, council rates, body corporate levies, landlord insurance, and approved trade invoices from the rental funds held in your trust account. You can also choose to manage these directly yourself.
Yes. If your property has a pool or spa, a compliance certificate confirming the pool barrier meets safety requirements must be obtained before the property can be leased. We can assist in arranging this.
