How to report maintenance effectively.

  • Log it in writing – The easiest way? Use your Report Maintenance feature in the PropertyMe Tenant App. You can also email us directly - this keeps a clear record and speeds up the process.
  • Be specific – A little detail goes a long way.
  • Don't say “The A/C isn’t cooling.”
  • Do say “The lounge A/C turns on but only blows warm air. The remote works and the filter was cleaned last week.”
  • Attach photos or videos – A quick snap helps us see the issue clearly and share it with the right trade.
  • Allow access - the trades will call you to arrange this so please assist (they can also borrow our set of keys if this is more convenient)
  • Do not text the item
  • Do not wait until your next inspection

Frequently Asked Questions

Got a question about your tenancy? You're in the right place. We've answered the most common queries from tenants below. If you can't find what you're looking for, get in touch with your Property Manager directly and we'll be happy to help.

Notice periods depend on your lease type and circumstances. Get in touch with us and we'll let you know exactly what applies to your situation.

 

 

Contact Us

We conduct routine inspections every 12-13 weeks to ensure the property is being well maintained. You'll receive written notice at least 7 days before the inspection. After the inspection we'll follow up if anything needs attention, and you'll be notified of the outcome.

Once you have vacated and the final inspection is complete, your bond will be processed promptly. Provided the property is returned in the same condition as the ingoing inspection report and there are no outstanding rent arrears or damages, your bond will be refunded in full. We aim to make the process as straightforward as possible.

When you're ready to move out, give us written notice as required under your lease terms. We'll provide you with a vacate checklist to make sure the property is returned in the same condition as documented in the ingoing inspection report. This gives you the best chance of a full bond refund.

If there is an urgent issue that poses a risk to your safety or the property, such as a burst pipe, gas leak, electrical fault, or serious flood damage, your first priority is safety.

If there is immediate danger, assess the situation and contact the relevant authority first.

For gas leaks contact NT Gas, for electrical or water emergencies contact Power and Water on 1800 245 092. Once safe, contact us immediately on 0492 327 420. If we are unavailable outside of business hours, you may arrange an emergency tradesperson directly. Keep all receipts and notify us as soon as possible.

If you need to vacate before your fixed-term lease ends, please contact us as soon as possible. There may be costs involved including re-letting and advertising fees. We'll walk you through your options and work to find a new tenant as quickly as possible to minimise any costs on your end.

Contact us as soon as possible, the sooner we hear from you, the more we can help. We monitor rent daily and will be in touch if a payment is missed, but reaching out proactively makes a big difference. We're here to work through it with you, not against you.
