Our residential Property Management service covers everything your investment needs, from the moment a property is listed to the day a tenancy ends, and everything in between. Here's what we take care of on your behalf.

We advertise your property with Premier listings on realestate.com.au, appearing at the top of the page and automatically refreshed every 15 days, plus promotion across our social media channels. Every applicant is thoroughly vetted with ID, employment, rental history, and tenancy default database checks. You review and approve the final decision.
We conduct routine inspections every 14 weeks, with a detailed written and photographic report sent to you electronically after every visit. If issues are identified, we follow up with tenants directly and schedule a re-inspection within 10 days where required.
We coordinate all maintenance and repairs using a trusted network of insured local tradespeople. When an issue is reported we contact you, discuss the best course of action, and manage it through to completion. Emergency trades are available around the clock for urgent repairs.
Rental arrears are monitored daily. We follow a structured escalation process from SMS and email reminders from day one, through to phone contact and a formal breach notice at day 15. You're kept informed throughout.
As your lease end date approaches we contact you in advance to discuss your options, renew, renegotiate, or end the tenancy. Every renewal includes a rent review against current Darwin market conditions to ensure your property is achieving its best return.
We manage smoke alarm compliance, pool safety certificates, blind cord safety, and pet application processes in line with current NT legislation, so you're always covered before a tenancy begins or at renewal.
When a tenancy ends we manage the full vacate process from final inspection against the ingoing condition report, bond processing, and coordinating any works needed to get your property ready for its next tenant quickly.
Monthly financial statements clearly itemise all income, fees, and expenses. At year end you'll receive a full EOFY statement covering everything your accountant needs at tax time.
