
How we secure a tenancy: from inspection to keys.
From open home to lease signed, we keep it simple.
STEP ONE - OPEN INSPECTIONS
We regularly hold home opens for prospective tenants to view the property before applying. We offer three types of viewings: public viewings, private viewings, and Facetime viewings. It's important to note that applications wil not proceed without a prior viewing of the property.
STEP TWO - PROSPECTIVE TENANTS
We meticulously application. assess each Our vetting process involves conducting reference checks on various aspects such as ID, employment status, rental history, and tenancy default database. Once completed, we wil provide you with al the details. This wil alow you to make an informed decision on whether or not to proceed with offering a tenancy.
STEP THREE - LEASE AGREEMENT
Our Residential Tenancy Agreements are made from REINT template that are tailored to the specific needs of the property. This document is legaly binding, and once finalized, each party will receive an electronic copy.
STEP FOUR - SECURITY DEPOSIT
A security deposit equal to four weeks' rent is held in our bond trust account for the duration of the tenancy. Before a lease begins, the tenants are required to pay this amount, which is the maximum security deposit permitted by law in the NT.
STEP FIVE - WATER ALLOWANCE
A standard practice is to include an allowance of 125kl of water usage per quarter to maintain gardens and pools. If you opt to pay your water bils directly, send us a copy of the bil as soon as possible to charge tenants for any excess over 125kl. As a landlord, you can pass on the full cost of water consumption to your tenant if the property has its own meter and this clause is included in the lease agreement.
